Energy Performance Certificate (EPC)
The Energy Performance Certificate (EPC) was introduced in 2007 as a mandatory document in the Home Information Pack. From 1st October 2008 every home and non dwelling (commercial property, officer, retail shops, warehouse etc) needs an EPC when sold or rented.
The EPC indicates the Energy Efficiency and CO2 rating for a property on a scale of A-G (A being most efficient). The EPC is issued by a qualified energy assessor following a survey of the property.

EPC updates and News 2016
- From 6th April 2012 a new style certificate was introduced
- From 2016 a tenant will be entitled to ask the landlord to carry out the measure recommended on the EPC and the landlord will have a legal obligation to do so
- From 2018 it will be illegal to let a property which has an EPC rating F or G
